Exterior real estate photography is the curb appeal of the digital age, and those shots have to be really good. Contrary to what you might have heard, a home-buyer’s first impression isn’t that special moment when they first drive up to check out a home’s physical curb appeal. In fact, more often than not, the home-buyers have already checked out the place from front to back online. As you can imagine, the impact of using a professional property photographer can be immense.

Realtor.com says most home-buyers spend weeks perusing online listings, making Pinterest dream boards, texting must-see homes to their agent, and, well, judging. And what is the key difference between a home deemed a HILF (home I’d like to finance) and one doomed to be mocked on social media? Photos. Specifically, exterior photographs that clearly showcase the use of professional property photography.

When the typical home-buyer looks at an online listing, the first thing they do is look at the photos of the property, according to Michael Seiler, founder and director of the Institute for Behavioral and Experimental Real Estate at Old Dominion University at Norfolk, Va.

“We find that the photo is overwhelmingly viewed first,” concludes Seiler’s study, “Toward an Understanding of Real Estate Homebuyer Internet Search Behavior: An Application of Ocular Tracking Technology.”

According to a 2010 Redfin study, people that hire professional property photographers sell their homes for at least $934 and as much as $18,819 more than homes photographed by an amateur. The study also shows that homes photographed by a skilled photographer garner 61 percent more online views.

The first impression is essential. If home-buyers aren’t sold on the property photography they see online, chances are they will move on. It can also affect their perception of a home prior to seeing it. A good real estate photograph will have a positive emotion associated with the home.
